When you inherit a poorly planned building design and totally redesign the internal layouts to make superior flats and all single bedrooms into doubles within the same footprint and with no alterations to the elevations.
Gransden Avenue was purchased as a site with planning consent by a long standing client of fourth_space. The inherited scheme was a mixed use development across 4 buildings with commercial units in a subterranean podium level. It quickly became obvious that the inset balconies and meandering envelope of the main blocks created unsatisfactory internal layouts to the residential apartments with under sized rooms, lack of storage and angled internal partitions. Reworking and tightening up the internal plans of all the blocks including both common parts and core positions, resulted in a huge improvement of individual apartments, an increase scale of rooms/spaces, no’s of bathrooms, provision of storage and a general addition of area across the development.
Fourth_space were the lead consultant on the project liaising with structural engineers on a heavily excavated site due to the deep multilevel glazed basement upon which the 3 main blocks sat, working with service engineers to deal with the complex drainage and electrical aspects of the project including the provision of a sub station on the site, dealing with local authorities to sign off various consents, rights of light and party wall issues and developing the detailed design, construction information and material specification with the client and their Quantity Surveyor. In addition Fourth_space undertook the interior design concept across both commercial and residential units that were aimed at giving the development a distinctive aesthetic and atmosphere.
